MAINTENANCE OPERATIVE /CARETAKER
Location West London - Cluster
Salary -£24,500 plus Bonus
Excellent opportunity for an experienced Maintenance Operative/Caretaker to join this leading Business Centre/Property company in West London
Responsible for presenting the interior and exterior of each Centre in a clean and tidy and well repaired condition at all times to promote Customer satisfaction.
Undertake general Maintenance/handyman tasks and duties.
Carrying out safety reviews and checks to ensure Centres are safe and tidy.
Identify areas that may require specialist maintenance or repair to the Facilities Manager.
To liaise with on-site team in promoting good customer relationships, on-going client care and the servicing of their business needs.
To provide holiday and sickness cover for the Cluster Site Supervisor. There may be occasion where cover is required for caretakers at other Centres.
To work at other Centres within the Company's portfolio as may reasonably be required.
Additional hours may be required to be worked for specific situations arising on-site.
Maintenance and Upkeep
To keep the common parts and vacant units clean, well repaired and free from litter.
To work with the Facilities team's computer aided maintenance management software, responding to, escalating, recording and closing down tasks.
To maintain regular contact (radio/ phone) with the Facilities Manager when working alone.
To keep the Facilities Manager informed of all points relevant to the smooth running and general wellbeing of each Centre.
Agree a schedule of redecoration of the common parts and vacant units with the Facilities Manager.
Supervise car parking arrangements where required.
Supervise refuse and recycling removal.
To have a good understanding of the services within the buildings, e.g. boilers, heating, lighting and electrical circuits etc.
Ensure the exterior of the building, car park, and garden areas are kept free of rubbish, graffiti and weeds.
Liaise with the Facilities Manager regarding all visits by service contractors, i.e. lift maintenance, refuse removal, etc. and in the absence of the Facilities Manager keep a record in the diary. Monitor the standards of these contractors.
Carry out meter readings for electricity and gas monthly and/or as required and present a written meter readings report to the Facilities Manager.
Complete any checklists as necessary.
To attend relevant training periods as required.
To provide cover at other company sites as required.
Carry out other duties or responsibilities that may be applicable to the position of Caretaker/Maintenance.
Liaise with existing tenants to prompt good customer relationships, on-going client care and the servicing of their business needs and complaints.
Health & Safety
To carry out in conjunction with the Facilities Manager, required safety tests including water hygiene, fire alarm system, emergency lights and sprinkler systems.
To ensure all tools and equipment are properly maintained, repaired as necessary, cared for according to manufacturers instructions and that all safety instructions /regulations are followed.
To wear and use appropriate personal protective equipment as issued at all times during working hours.
To inform Facilities Manager when tools, equipment or personal protective safety equipment and equipment are lost, damaged or become unserviceable.
Limits of Authority
Act in line with the procedures laid down in the Facilities Manager's Handbook, all issues outside these procedures should be authorised by the Facilities Manager.
Do Not: a) Accept keys from any tenant
b) Accept mail on behalf of any tenant
c) Leave the estate during working hours
d) Accept cash from tenants
(Unless authorised to do so by the Facilities Manager or Head Office)
Key Skills Requirements/Qualifications:
Good health and agility
Relevant experience and knowledge of DIY
Ability to maintain good cleaning and maintenance standards.
Basic knowledge of Health & Safety regulations and procedures.
You need to have previous Maintenance/Caretaker experience and ideally some trade experience example Electrical or Plumbing or anything that would be relevant
Property/Business centre experience preferred
