Location: South London
Rate: £413 per day (Umbrella)
Contract: 6-month ongoing contract
Working Pattern: Full-time, Monday to Friday
Hybrid Working: Minimum 3 days per week in the office

Vox Consultants are currently recruiting for an experienced Works Surveyor to join a Local Authority in South London.
This is an excellent opportunity to play a key role in delivering the Council's planned maintenance programme, managing projects from inception through to completion while ensuring high-quality outcomes for residents and housing assets.

Key Responsibilities

• Deliver a design, procurement and contract management service for planned maintenance projects across the Council's housing stock.
• Carry out site surveys and investigations to determine project requirements and feasibility.
• Prepare detailed specifications, drawings and production information.
• Submit statutory applications, including Building Control and Planning applications where required.
• Consult and liaise with residents, contractors, consultants and internal stakeholders throughout the project lifecycle.
• Prepare tender documentation, including KPI frameworks, and lead or support procurement exercises.
• Work closely with the Council's Procurement and Legal teams to award contracts.
• Manage projects from inception to completion, chairing pre-contract and monthly progress meetings.
• Monitor contractor performance, programme delivery, quality standards and KPIs.
• Act as the lead surveyor on major projects, including complex void property refurbishments.
• Manage contract variations, applications for payment and project budgets.
• Ensure full compliance with CDM Regulations and all relevant health and safety legislation.
• Keep up to date with current legislation, building regulations and industry best practice.
• Identify opportunities to improve service delivery and deliver value for money across planned maintenance programmes.

About You

• Previous experience working as a Works Surveyor, Building Surveyor or Project Surveyor within a Local Authority, Housing Association or social housing environment.
• Strong knowledge of planned maintenance, repairs and capital works programmes.
• Experience preparing specifications, schedules of work and tender documentation.
• Excellent contract administration and project management skills.
• Good understanding of procurement processes and contract management.
• Knowledge of Building Regulations, Planning processes and CDM Regulations.
• Strong stakeholder management and communication skills.
• Ability to manage multiple projects and work independently.
